Why Asbestos Testing Is Critical for Pre-1980 Homes
Asbestos was used extensively in construction until 1980. If your DFW home was built before that date, there's a strong chance it contains asbestos-containing materials (ACMs). Common locations include floor tiles, ceiling tiles, pipe insulation, siding, roof shingles, and popcorn ceilings.
The danger with asbestos isn't just its presence โ it's the fibers released when materials are disturbed. Drilling, sanding, cutting, or demolishing asbestos materials releases microscopic fibers that, when inhaled, can cause serious lung diseases including mesothelioma, asbestosis, and lung cancer. Symptoms often don't appear for 20-30 years after exposure.
Texas law requires a licensed asbestos inspector before any renovation or demolition work on structures containing asbestos. This isn't optional โ it's a legal requirement. Contractors caught disturbing asbestos without proper testing face significant fines from the Texas Department of State Health Services (DSHS).
Our TDLR-licensed asbestos consultants use PLM (Polarized Light Microscopy) analysis โ the gold standard for identifying asbestos fibers. We collect bulk samples of suspected materials and send them to an accredited lab that can detect asbestos at concentrations as low as 1%. Results typically arrive within 3-5 business days.
